Santiago depends on the immigration office in A Coruña. You can get there by train (30 min). Appointments are much easier to get than in big cities.

Santiago has the most affordable rents among Galician capitals. Demand spikes in September–October (start of the academic year) but is reasonable the rest of the year.
⚠️ Stressed residential market area
Santiago de Compostela is declared a stressed residential market area by Galicia, in force from 30 July 2026 to 30 July 2029. While the declaration lasts, the rent of a new contract cannot exceed that of the last primary-residence lease of the previous five years for that same home, updated by its annual adjustment clause (art. 17.6 LAU); it may rise by up to 10% only in four specific cases (renovation, 30% energy improvement, accessibility works, or a lease of ten years or more). If the landlord is a large holder, the cap is the reference price index instead (art. 17.7 LAU).

📈 Careful reading the median as “what I will pay”: it measures what all tenants pay, and most have been in the same contract for years. Spain’s statistics office separates the two, and in Coruña, A (2024) rents on new contracts rose 9.7% against 2.9% for existing ones. After 2024 there is no official rental statistic by municipality; the freshest official figure is the rent component of the CPI (2.6% year on year in 2026-07), which also measures the whole stock, not asking prices. If you are signing now, expect to pay above these figures.

💡 Santiago is a small, walkable city. Buses cover the outer neighborhoods. Train to A Coruña (30 min) and Vigo (1 h). Rain is frequent — always carry an umbrella.

Registering on the padrón is not enough to get a health card. If you work, receive a pension or a benefit, or live in Spain legally, the National Social Security Institute (INSS) first recognizes your entitlement and then you request the card at your health center (Law 16/2003, arts. 3 and 3 bis). If you are undocumented, you do not get a card but the document issued by your region’s health department: ask at your health center how to apply.

💡 Hospital Clínico Universitario de Santiago — the reference hospital for all of Galicia. Undocumented people are also entitled to public healthcare, on the same terms as Spanish nationals, if they have no other mandatory coverage, cannot export coverage from their home country and no third party is liable to pay (Law 16/2003, art. 3 ter). Each region sets the procedure and the documents required.
